The inspection report is the property of the client; however, its use is limited to the intended transaction and purpose. The report may contain confidential, proprietary, and property-specific information that is not intended for general distribution.
Accordingly, the inspection report may not be reproduced, shared, published, transmitted, or otherwise distributed to any third party outside of the current real estate transaction without the prior express written consent of Heritage Property Inspections, except as required by law or as may be necessary for normal transaction-related disclosures (such as to real estate agents, lenders, or attorneys involved in the same transaction).
Any unauthorized use or distribution of the inspection report outside of the intended transaction may be considered a violation of this agreement and may result in limitation of liability protections provided under the inspection agreement.

These Terms of Service govern your use of the Heritage Property Inspections website and services. By accessing this website or scheduling an inspection, you agree to these terms.
1. Services Provided
Heritage Property Inspections provides residential home inspection services, commercial, phase, and related evaluation services in Central Texas.
Inspection services are visual, non-invasive evaluations of accessible systems and components at the time of inspection.
2. Inspection Limitations
A home inspection is a visual evaluation of the home’s condition at the time of the inspection. While inspections are thorough, there are important limitations clients should understand:
Home inspections are not technically exhaustive. This means the inspector does not dismantle, damage, or perform destructive testing on the property. Inspectors evaluate the home using visible and accessible conditions only.
A home inspection cannot predict the future performance or lifespan of systems or components. Even systems that appear functional at the time of inspection—such as HVAC equipment, appliances, plumbing, roofing, or electrical components—may fail or develop issues at any time after the inspection.
Inspectors cannot see inside walls, under flooring, behind furniture, underground, or inside sealed areas. Hidden, concealed, or latent defects may exist that are not visible during a standard inspection.
Inspections are limited to areas that are safely accessible at the time of the inspection. Areas blocked by personal belongings, locked doors, stored items, insulation, weather conditions, low clearance, standing water, pets, or other obstructions may not be fully inspected.
A home inspection is intended to help identify major visible concerns and provide a better understanding of the property’s condition, but it is not a guarantee, warranty, insurance policy, or code compliance certification.
Conditions in a home can change over time due to weather, occupancy, settling, aging materials, deferred maintenance, or repairs made after the inspection date.
Clients are encouraged to consult qualified specialists for further evaluation of any concerns identified during the inspection report.
Inspection reports reflect conditions observed on the date of inspection only.
3. Scheduling & Payment
Clients agree to provide accurate scheduling information.
Payment is due according to the terms provided during booking or prior to report delivery unless otherwise agreed.
Failure to make payment in full for inspection services may delay delivery of the inspection report and any related documents until payment is received.
By scheduling an inspection, the client agrees to the following payment terms:
- Payment Due: Payment is due at the time of service or upon receipt of invoice, unless otherwise agreed in writing prior to the inspection.
- Report Withholding: Inspection reports will not be released until all outstanding balances are paid in full.
- Late Fees: Any unpaid balances may be subject to a late fee of up to $25 or a reasonable monthly interest charge, where permitted by law, until the account is paid in full.
- Returned Payments: Any returned or failed payment (including insufficient funds or chargebacks) may result in an additional processing fee.
- Collection Costs: If payment is not made within a reasonable time period, the account may be turned over to a third-party collections agency.
- Additional Recovery Costs: The client agrees to be responsible for any costs incurred in the collection of unpaid balances, including collection agency fees, administrative costs, court costs, and reasonable attorney’s fees if legal action becomes necessary.
- Legal Action: In cases of non-payment, Heritage Propery Inspections reserves the right to pursue all available legal remedies to recover unpaid amounts, consistent with Texas law.
By engaging our services, the client acknowledges and agrees that payment for services rendered is a binding obligation and is not contingent upon findings in the inspection report or any post-inspection disputes.
4. Cancellations & Rescheduling
We request reasonable notice for cancellations or rescheduling.
Heritage Property Inspections reserves the right to reschedule inspections due to:
- Unsafe conditions
- Severe weather
- Restricted property access
- Emergencies or unforeseen circumstances
5. Client Responsibility
Clients are encouraged to:
- Attend the inspection when possible
- Review the full inspection report
- Ask questions about items client does not fully understand
- Consult qualified contractors for repairs or further evaluation when recommended
Inspection findings should not replace specialist evaluations when necessary.
6. Website Use
Users agree not to:
- Misuse the website

- Copy or reproduce website content without permission
